Home Inspector rant

Ok, I'm buying a home that was foreclosed on and has been vacant for almost a year.

So I want to make sure that a good home inspection is done. I go to my realtor (who has been great on everything else), and got a recommendation for an inspector.

The inspector goes to the house and this is the kind of crap on the report...
- "Did not test electric range. Range was unplugged" - Are you kidding me? You couldn't plug in the range?
- "Heat pump works on heat, did not test Air Conditioning" - Seriously? Why would you not test A/C? I need to know if the A/C works before I buy.
- "light in kitchen did not turn on. Could be light bulb, light fixture, or wiring issue" - Thank you Mr. Obvious. So you flipped a light switch, and nothing happened. You'd think a licesned home inspector would go into a little deeper dive. I kind of need to know what the problem is.
- "Did not test garage door opener. it was unplugged" - Once again... How hard is it to plug the dang thing in?
- "Did not inspect well pump, it was under fiberglas cover" - Yeah, don't want to have to lift that up, do you?

Everything he came up with was obvious to someone in the house for 10 minutes. he did find the dryer vent in the crawl space was not connected to the outside, it had come loose.

$350 for that level of work? He didn't answer my questions about the conditions of the house.

Yeah, I'm refusing to pay unless he goes back and inspects the pump, stove, opener, and A/C. He also doesn't mention testing the disposal or the dishwasher.

Anyone think I'm out of line here?
